Both work on the principal of diminishing Musharakah whereby the bank and purchaser share the equity of the property and the purchaser purchases an increasing share over a period of time typically 25 years. The purchaser will obtain a lease of the property and pay  rent to the bank for their occupation of the share of the property which they do not own. At the end of the lease period the property is transferred fully to the purchaser.
